Vastu Shastra is a traditional Indian architectural discipline concerned with how living and working spaces are laid out and oriented. It works from the balance of five elements — earth, fire, water, air and space — and considers the placement of entrances, rooms and functions in relation to direction. Interest in it has grown steadily among residents of Dubai and the wider UAE, particularly within Indian and South Asian families settled in the Emirates.

What a Vastu consultation covers
A consultation begins with the property’s floor plan and its orientation. From there the analysis looks at the main entrance, the placement of kitchen and bedrooms, and — for working spaces — desks, seating and storage. What you receive is a written set of recommendations specific to that property, not a general list of principles.
Three scopes are available, and the right one depends on where you are with the property:
- Vastu analysis — a directional review of an existing plan, before purchase or before fit-out begins
- Vastu guidance — recommendations at the design or interior-planning stage
- Vastu correction — adjustments for a property already occupied, where structural change is not practical
Most recommendations are implementable without demolition. Where a layout genuinely cannot accommodate a change, the report says so rather than proposing work the building will not allow.
Apartments and villas in Dubai
Dubai’s housing stock raises questions that do not arise the same way in India. A tower apartment has a fixed entrance orientation the resident cannot alter. Open-plan layouts merge kitchen and living zones that Vastu treats separately. Villa communities in Arabian Ranches, Jumeirah Village and Dubai Hills are built to a developer’s standard plan, repeated down a street, rather than designed to the plot. Leasehold apartments in Marina and JLT come with restrictions on what a tenant may change at all.
A consultation for these properties works within those constraints. For a tower apartment, the analysis usually concentrates on interior placement — bed orientation, desk direction, the kitchen zone within the open plan — because the entrance is not negotiable. Offices, retail and commercial premises
Commercial consultation covers cabin and seating orientation, reception and entrance placement, and the positioning of accounts and storage areas. In DIFC and Business Bay towers most premises are leased and the shell is fixed, so the analysis concentrates on the fit-out decisions actually within the tenant’s control.
Where a purchase or lease is still open, a directional review of the plan before signing is more useful than a correction afterwards. How consultation works for UAE clients
Consultations for Dubai and UAE clients are conducted online. You share the floor plan and the property’s compass orientation, the consultation is held by video call, and the written recommendations follow. Follow-up questions arising from those recommendations are covered.

Consultation fees
Consultations start from AED 100 for a one-hour session. Larger properties — full villas, multi-floor offices, commercial units — are quoted by scope, and the figure is confirmed in writing before the consultation begins. There are no additional or undisclosed charges afterwards.
Objects, symbols and placement
Clients often ask about entrance objects — the toran, the om or swastik at the doorway, the placement of a water feature or a mirror. These are traditional practices with conventions about position and direction, and where they are worth using, the consultation says where. Where an item is decorative rather than directional, it says that too.
Serving the Emirates and the wider Gulf
Because consultations are conducted online, location is not a constraint. Properties in Dubai, Abu Dhabi and Sharjah, and elsewhere in the Gulf including Qatar, Oman and Bahrain, can be reviewed the same way as one in the UAE.
