Vastu consultation for properties in Noida and Greater Noida

Noida is built to a planned grid, which makes it unusual to assess. Sector boundaries run close to the cardinal directions, so a flat that the owner has always described as north-facing often sits several degrees off once a compass reading is taken at the entrance door. That gap matters more than most people expect. A large share of the corrections I suggest in Noida begin with establishing the actual facing of the property rather than the one printed on the builder's brochure.

I work across residential, commercial and industrial properties here — high-rise flats in the group housing sectors along the Noida–Greater Noida Expressway, builder floors and independent houses in the older sectors, office floors in Sector 62, 125 and 132, retail units around Sector 18, and manufacturing premises in the Phase 1, Phase 2 and Phase 3 industrial areas. Each of those has a different set of constraints, and the advice that suits one rarely transfers to another.

Apartments, builder floors and independent houses

Most Noida homes are flats in group housing societies, and that changes what is realistic. You cannot move a structural wall, relocate a bathroom stack, or shift the main door of a unit in a tower. So the useful work sits elsewhere: in the placement of the kitchen platform and where you stand while cooking, in bed orientation, in which corner of the flat holds the safe or the cash box, in what occupies the north-east, and in how the balcony and window openings sit relative to the internal layout.

A few things I look at first in a Noida flat:

  • Entrance direction, measured. Taken at the door of the unit, not the tower gate. In sectors where blocks are angled off the grid, these differ.
  • Kitchen position and cooking direction. The south-east is the position traditionally associated with the kitchen. Where the builder has placed it elsewhere, the direction you face while cooking becomes the practical adjustment.
  • The north-east zone. In Vastu Shastra this area is considered best kept light and uncluttered. In most flats it has become a store cupboard or a stack of cartons.
  • Master bedroom. The south-west is considered in Vastu Shastra to suit the senior-most occupants of the home.
  • Toilet and bathroom placement. Rarely movable, but there are adjustments worth making where placement is awkward.

Independent houses and builder floors in the older sectors — 15, 19, 27, 30, 41, 50 and 51 among them — allow more scope, because internal walls and door positions are sometimes still open to change. Where you are buying rather than modifying, an assessment before purchase gives you far more room than one afterwards. Offices in Noida's commercial sectors

Office work in Noida divides into two situations, and they need different answers. If you own or have fitted out the floor, the layout is yours to set. If you are in leased premises in a Sector 62 or Sector 132 tower, the core, the services and the window line are fixed, and the work is done through desk placement and internal partitioning.

The positions generally considered favourable in Vastu Shastra:

  • Entrance — north, east or north-east.
  • Reception — north-east, so that arrivals enter through the lighter part of the floor.
  • Workstations — seating oriented to face east or north where the floor plate allows.
  • Owner or director's cabin — south-west, with the occupant facing north or east.
  • Meeting and conference rooms — north-west.
  • Records and storage — south-west or west.
  • Pantry — south-east.

These are starting positions, not rules to be forced onto a floor plan that cannot take them. In a leased fit-out, I would usually prioritise the director's cabin and the accounts desk over everything else, because those are the two that can normally be moved without landlord approval. Factories and industrial units

Noida's industrial phases hold a mix of light manufacturing, packaging, printing and engineering units, and the plots are generally regular in shape, which simplifies the assessment. For an industrial plot, the positions traditionally applied are:

  • Main entry — north or east.
  • Production floor and heavy machinery — south or south-west, where weight and mass are considered best concentrated.
  • Raw material and finished goods storage — south-west or west.
  • Administrative office and accounts — north-east or east.
  • Quality control and testing — north or north-west.
  • Electrical panels, generator and utilities — south-east.
  • Open space and water storage — north-east, kept as clear as the plot permits.

The most common issue I see in existing units is not the entrance — it is that the heaviest machinery has ended up in the north-east because that was where the floor was free when the plant expanded. Correcting that is a genuine capital decision, and I would tell you plainly when the cost outweighs the case for moving it. Further detail on the industrial Vastu page.

Greater Noida, Noida Extension and Pari Chowk

Greater Noida and Greater Noida West present a different mix — larger plot sizes in the Alpha, Beta, Gamma and Delta sectors, newer high-rise stock in Noida Extension, and institutional and office premises around Knowledge Park and Pari Chowk. Plots here are often bigger than their Noida equivalents, which means the north-east open space, the position of the boundary wall, the water tank and the gate placement all come into play in a way they cannot for a flat in a tower.

For an under-construction or newly allotted plot, the assessment is worth doing before the layout is frozen. Once the slab is cast, the options narrow considerably.

Bedroom and family harmony

Master bedroom placement in the south-west, with the bed positioned so the head rests toward the south or east, is the arrangement traditionally associated in Vastu Shastra with settled family life. How the consultation works

Consultations are conducted online. You share the floor plan or a dimensioned sketch, along with compass readings taken at the main entrance, and photographs of the key areas. We then go through the property over a video call, room by room. You receive a written set of observations and suggested adjustments, ordered by what is practical to act on first — because in a leased flat or a running factory, most of the ideal positions are not available, and a list that ignores that is of no use to you.

Sessions start from AED 100 for one hour. Larger properties, multi-floor premises and industrial plots are quoted by scope, confirmed in writing before the session.
