Vastu Consultant In Delhi​

Delhi's residential stock has been rebuilt twice over in thirty years. A 400-square-yard kothi in Greater Kailash that was one house is now four builder floors with a shared stilt. A DDA flat in Dwarka was laid out by a planning authority, not an architect. A farmhouse off Chattarpur has open ground on every side. These are different Vastu problems, and the advice that suits one is often useless for another.

What a Vastu consultation in Delhi examines

Vastu Shastra is a traditional framework concerned with orientation, proportion and the placement of functions within a building. The analysis starts with the plan and the direction the property faces. Remedies come last, not first. Working from a marked floor plan and a compass reading taken at the property, the review covers:

• The orientation of the main entrance, and the direction of approach to it from the street
• The kitchen's position relative to the south-east, and which way the cooking platform faces
• Bedroom placement, with particular attention to the master bedroom and the south-west
• Toilets, drainage, and both underground and overhead water storage
• What occupies the north-east — in redeveloped Delhi builder floors this is frequently a bathroom or a stair landing, because the stair core was placed wherever the plot allowed
• The brahmasthan at the centre of the plan, and what sits on it
• Plot shape, including the cuts and irregular corners common in colonies laid out before the plots were regularised

Delhi's residential formats: kothis, builder floors, DDA flats and farmhouses

Four formats cover most of what I see in Delhi, and each constrains the advice differently.

Kothis and independent houses

Defence Colony, Vasant Vihar, Panchsheel Park, Safdarjung Enclave, the older Punjabi Bagh and Civil Lines plots. Where the house is still single-family and un-redeveloped, almost everything is adjustable — room function, water storage, boundary treatment, the position of the gate within the frontage. This is the format with the most scope.

Builder floors

The dominant format across South and West Delhi since redevelopment took hold — Greater Kailash I and II, Kalkaji, Rajouri Garden, Punjabi Bagh Extension. Each floor is a separate flat on a plot laid out as a single house. The entrance direction is fixed by the plot frontage. The stair and lift core usually eat one corner, and which corner they take is not negotiable. The workable adjustments are internal: room allocation, sleeping direction, where the heaviest storage sits, and how the entry threshold is treated.

DDA and cooperative group housing flats

Dwarka, Rohini, Pitampura, Mayur Vihar, Vasant Kunj. Standardised layouts, no structural change possible, and often no control over which way the flat faces. What can still be examined is internal zoning, the direction you sleep with your head towards, the puja space, and the placement of the kitchen platform within a fixed kitchen. Most of what is useful here needs no construction at all.

Farmhouses

Chattarpur, Sainik Farms, the Mehrauli–Gurgaon Road belt. Open ground on all sides, which is the condition classical Vastu texts assume and modern Delhi rarely provides. Setbacks, water body position, tree placement, slope and the siting of outbuildings all come into play.

Commercial premises in Delhi

Most commercial space in Delhi is leased, which narrows the advice to what a tenant actually controls. In Connaught Place, Nehru Place, Bhikaji Cama Place, Netaji Subhash Place, Okhla and Jasola, that means the fit-out and nothing structural. It is still enough to work with.

• Which direction the promoter or decision-maker faces while seated, and where that cabin falls within the floor plate
• Position of the accounts and cash function relative to the north
• Reception, and where the entry point sits on the floor
• Server rooms, pantry and washrooms — usually assigned to whatever corner was left over
• Heavy storage and records, traditionally kept to the south and west

How the consultation works

The session runs over video call.

• Before — you send the floor plan, ideally the sanctioned drawing rather than a brochure image, a compass reading taken standing at the main entrance facing outward, and photographs of the entrance, kitchen and north-east corner.
• During — the plan is read against the directional framework and you are told what is found, including what is sound and needs no change. Most properties have more of the latter than owners expect.
• What you receive — the findings, and remedial options separated into those needing no construction, those needing minor internal work, and those needing structural change. Which of these are realistic for a leased or ready-built property is stated plainly.

Consultations start from AED 100 for a one-hour session. Larger properties and multi-unit sites are quoted by scope, confirmed in writing before the session. Questions that come up

When is the right time to consult?

Before signing on a property, before finalising a layout with your architect, and before a renovation reaches the stage where walls are being moved. Advice given at plan stage costs nothing to act on. The same advice given after the fit-out is complete may not be actionable at all.

What does a Vastu consultation in Delhi cost?

From AED 100 for a one-hour session. Larger properties, multiple units and commercial floors are quoted by scope, and the figure is confirmed in writing before anything is booked.

Can anything be done if the flat cannot be altered?

Usually, yes. In a DDA flat or a leased office, the structural questions are closed but the internal ones are not — room function, seating and sleeping direction, storage placement, and treatment of the entrance. Remedies discussed are those traditionally applied in Vastu Shastra. Individual experience varies, and I will tell you where a finding is minor and where it is worth acting on.

Does the consultation need a site visit?

No. The analysis works from the plan, a compass reading and photographs, which is why location does not restrict availability.
